78 RESIDENCE

This Tropical Modern residence is designed to blend seamlessly with its surroundings, offering a timeless yet contemporary aesthetic. The architecture balances clean lines, warm natural materials, and a strong connection to nature, creating a welcoming and sophisticated home. The design prioritizes indoor-outdoor living, allowing natural light, ventilation, and lush landscaping to become integral elements of the experience.

A key design concept is the carefully composed massing, where the first floor extends generously, while the second floor is more compact and oriented north-south to subtly integrate into the neighborhood’s scale. The use of horizontal lines, deep overhangs, and natural materials reduces the perceived height of the structure, creating a harmonious transition with nearby one-story residences. Architectural elements such as limestone cladding, wood soffits, aluminum louvers, and bronze window frames reinforce the home’s tropical modern character. The first-floor living spaces feature an open-concept design, with floor-to-ceiling sliding doors that connect seamlessly to a covered terrace, pool, and landscaped garden, enhancing the relationship between the home and its outdoor spaces. A covered breezeway corridor, enclosed by an aluminum screen wall, connects the main house to an exercise room and cabana bath, providing privacy while maintaining a fluid spatial experience.

On the second floor, an open pajama lounge serves as a central gathering space and is connected by a sculptural metal staircase that enhances the home’s architectural identity. A spacious terrace offers views of both the front and rear yards and can also be accessed through an exterior staircase on the east elevation. The Master Bedroom, located in the southwest corner, opens to a private balcony with uninterrupted views of the garden, while three additional ensuite bedrooms are designed with direct or semi-private terrace access. These terraces become an essential element of the home, creating transitional spaces that extend the living areas and bring nature into the design. The landscape and irrigation plan carefully integrates native trees, shrubs, and greenery, ensuring a lush and sustainable outdoor environment. Additionally, a stormwater management system with swales and catch basins ensures responsible water retention on the property. Fully compliant with Village of Miami Shores zoning and resiliency guidelines, this home embodies a thoughtful and contemporary approach to tropical living.
